The complete buyers guide for home security in California

here are literally thousands of home security providers and alarm systems in the market today, which makes it extremely difficult when choosing the right provider and a security plan that meets all of you and your family’s home needs.

ESTABLISHED EXPERT
SECURITY KNOWLEDGE

PROFESSIONAL RESEARCH
DONE SO YOU DON’T HAVE TO

ALL THE VITAL SECURITY
TOPICS IDENTIFIED

Knowing all the different available options can be essential to the overall quality of your system setup and finding your best security match. Our buyer’s guide is intended to help you discover the right home security system, based on the features important to you and your lifestyle. We’ve used our vast industry experience and extended research to bring you the most important topics to consider when choosing your home security system.

Home Security Cost in California

When pricing your new alarm system installation you need to think of it as an investment for protecting what matters most. According to the most recent FBI data published, the average dollar loss per burglary offense was $2,416*. Not to mention the potential loss or damage of irreplaceable home items and just the overall protection for you and your family.

Home security cost can be viewed from a few different perspectives—monthly cost, one-time equipment cost, installation / activation cost, and the total cost over the full contract term (36 months is the most common contract term offered by top home security providers in California).

Monthly Cost

For top providers, the monthly cost for professional monitoring service starts at $19.99, but keep in mind this is usually for a landline monitoring connection which is not always the most secure. You’ll most likely want to go with a broadband or cellular monitoring connection which will range from $30.99 to $69.99 per month.

Initial Equipment and Installation Cost

The cost for equipment will differ depending on the type of equipment and quantity of each equipment type your specific home setup requires. A cost effect approach with most providers would be to focus on your basic perimeter security which involves just a control panel and door and window sensors. Some providers now offer free equipment promotions, but this means you usually don’t own the security equipment. Another option that some providers offer, to avoid the full upfront cost of equipment, is a no-interest finance plan over 42 to 60 months.

Security installation fees are usually one and the same as activation fees and this cost does vary across most providers. Installation fees can range from $99 to $199, but most providers often offer free installation promotions. Some providers now have equipment that is preconfigured and shipped to your house as DIY self-install security packages, which means no installation fees.

Full Contract Term Cost

In conclusion, the total security cost with the top providers in California can range from around $575 on the low end to around $2,300 on the high end. This range includes equipment cost, installation fees, and 36 months of professionally monitored security. You can definitely spend more than the higher range as you get into top-tier packages with extra features and equipment, but this range will give you an accurate idea of the total cost associated with the most popular security plans and providers.

Home Security Monitoring Types

24/7 Professional Monitoring

Image having a dedicated expert security team watching over your house every second of the day; that is exactly what you get when you sign up with a professionally monitored system. These security monitoring centers will immediately dispatch emergency services to your home when any of your alarms are triggered. This is the primary business model for most major alarm companies in California and does come with a monthly cost.

Self-Monitoring

You can save on the monthly cost if you go with a self-monitored solution, but there are some details you should be aware of before you decide on which monitoring type to go with. This set up of course requires you to monitor your system and you can even authorize other family member access as well, but nothing will be more secure than having your house professionally monitored 24/7. These self-monitoring kits are mostly self-install as well, but are usually extremely easy to set up.

See the DIY Home Security section for more details.

Alarm Monitoring Connection Options

There are three connection types that home security companies use in California to monitor alarm systems—landline, broadband, and cellular monitoring. The type of monitoring connection you go with will have influence on your monthly cost and level of security.

Landline Monitoring
This type of monitoring uses a home phone line to connect the professional security monitoring center to your alarm system. Landline monitoring simply connects into your current home telephone line and this is usually an easy setup with most providers.

Pros: Landline monitoring is perfect when you live in an area that doesn’t have good cellular signals, lots of cellular dead-zones, and poor internet speeds. This type of monitoring connection is also the cheapest security option in the market. Some providers have landline monitoring packages starting at only $19.99 per month.

Cons: Although this is the cheapest option, it’s also the least secure. If a burglar were to cut your phone line outside your house, your alarm system would no longer be connected to the security monitoring center—ultimately deactivating your entire system. Of course this type of connection also requires you to have a telephone landline already installed in your home.

Broadband Monitoring

As mentioned previous, landline monitoring requires a standard telephone line jack, but most modern households are replacing their main home phone line with mobile phone plans. With broadband monitoring, the alarm system is connected through your existing internet connection using ports on your modem or router.

Pros: This type of connection, in most cases, is around four times faster than a landline connection. This means the professional security monitoring center will receive notifications within 2 seconds following an incident. Broadband connection is also the perfect setup for adding full home control by arming and disarming your system and monitoring video footage from anywhere in the world using mobile apps.

Cons: This type of connection will be a higher monthly cost and still can be disabled by cutting internet cables outside your house. The alarm system will also go out in the event of a power outage or you experience internet downtime from your internet service provider.

Cellular Monitoring

As the home security landscape continues to evolve, the latest in technical advancements is the cellular monitoring connection. This has become the main featured monitoring type provided by most security providers. Cellular monitoring is the most advanced connection type and uses a cellular uplink to connect your alarm system to the security monitoring center.

Pros: This is the most secure option available. Unlike landline and broadband, there are no wires to cut which equals less vulnerability. Plus this monitoring type is usually the same costs as broadband, making it the most popular choice.

Cons: If you live in an area with a cellular dead-zone then unfortunately you might not be able to take advantage of this monitoring type. However, most populated cities and towns have great cellular coverage these days, which is why most modern homeowners choose this option.

Alarm Monitoring Contracts

The contract details will vary across all the California providers but most of the time a professionally monitored home security system will require contract terms. The most common alarm monitoring contract term duration is 36 months, but some providers offer a range from 12 months on the low end to 60 months on the high end. The length of your contract terms will also impact your monthly cost—the longer the duration the lower the cost.

Most California providers also have early termination fees if you decide to end your monitoring contract before the full duration. The fee amount does differ across most providers, but it’s common for them to charge around 75% of the remaining contract amount and even 100% in some cases.

No contract home security solutions are available with self-monitor alarm system companies, however, you will have to buy all the security equipment up front instead of spreading the cost into smaller amounts across the duration of a contract. The full equipment cost will depend on your specific house, but can typically range from $549.99 to $1,200.00.

The main factor that will drive your decision is the alarm monitoring type you choose. Do you prefer a 24/7 professionally monitored system, which will require a contract, or would you rather self-monitor your system with no contract. Your decision will also determine what system you go with as professionally monitored providers usually don’t offer a self-monitor solution. If you don’t need professional monitoring then you’ll need to get setup with a specific DIY home security company.

Home Security for Renters

Did you ever think you can’t get a security system just because you don’t own your home? Well think again. Whether you rent a condo, an apartment, or a single-family home in California, many security companies have made it easy for renters to get set up with home security. There are great features available for renters such as DIY installation, 100% wireless systems, short-term contracts, budget friendly, and reliable monitoring.

Home Security + Home Automation

Getting your house setup with a security system is just the start. Now most alarm companies have added home automation features, which give you more control of your home.

What is the difference between home security and home automation?

Home security is the setup that uses security sensors, motion detectors, cameras, and a main system control panel that monitors your main home perimeter. This includes all main doors (front door, back door, entry door in the garage, and any other main floor door) and all windows on the main floor (any window you can get to on the ground level without a ladder). These systems can be professionally monitored by a 24/7 security center or self-monitored using mobile apps.

Home automation is the ability to control WiFi powered devices in your house using mobile apps. Most common devices include thermostats, lights, outlets, door locks, cameras, and home hubs. Most home automation devices allow you to program and schedule events which add a level of convenience to your lifestyle.

When you combine home security with home automation, you get the ultimate home control at your fingertips as your entire system is fully integrated and connected using mobile apps.

Home Security Permit for False Alarms

In California, you will definitely need to look into your county’s alarm ordinance in order to obtain a valid alarm permit. The main purpose for these permits is to recover the costs associated with emergency responders dispatched to your home during a false alarm.

Each county and city will have different requirements and there will most likely be an annual cost ranging from $25 to $40. There can be penalties and fees for false alarms if homeowners don’t properly obtain permits in cities that require them.

You might not have to pay the annual permit fee if you have a self-monitor set up, but you may still be required to register your system. We recommend you confirm all requirements in your specific city.

We also recommend checking with your local city police department directly if you have any questions or concerns.

Now that you’ve had a chance to explore all of your security options, it’s time to find you the right provider with the right features for your unique home.
